By regulator I assume you are referring to the thermostat? Remove thermostat from the wall and unplug at connector. If this causes ac to turn off then replace thermostat. If it does not turn off ac then the problem is more than likely in a relay in the electrical system of the ac. This would be accessable from the front of the ac on the left side.
